The problem

Most facilities are notunder managed. They arefragmented.

Most buildings are not under-managed. They are fragmented — a housekeeping contractor here, a security agency there, an electrician on call, a pest control vendor who turns up when someone remembers to book them. Each manages their own scope; nobody manages the gaps between them.

Integrated facility management closes those gaps. One provider, one scope, one accountable manager, and a governance structure that surfaces issues before they become incidents.

Services

Three service lines.One operating standard.

Integrated FacilityManagement Services

Everything inside the building, managed as one system.

Housekeeping and janitorial, pest control, landscaping, waste management and guest house services on the soft side. Mechanical, electrical and plumbing, HVAC, building management systems, and fire and life safety on the hard side. Plus the business support functions that keep operations moving.

Why us

Why organisations movetheir facilities to us.

  • 01One accountable partner, not a panel of vendors

A single facility manager owns your site, a single contract covers the scope, and a single monthly report tells you what happened. When something goes wrong, there is no question of whose responsibility it was.

  • 02Safety and hygiene designed into the routine

Cleaning frequencies, chemical dilution standards, waste segregation and washroom hygiene protocols are written into the site operating manual before mobilisation, not improvised afterwards. Our supervisors audit against that manual, and you receive the audit.

  • 03Engineering led preventive maintenance

Assets are catalogued, schedules are built around manufacturer intervals and actual running hours, and breakdown history is tracked. Preventive work costs a fraction of emergency repair, and it protects the asset life you have already paid for.

  • 04Cost transparency and predictable budgets

Manpower, consumables, equipment and statutory costs are itemised. You see what you are paying for at line level, which makes annual budgeting straightforward and makes cost reduction a conversation rather than a negotiation.

  • 05Risk and statutory compliance managed end to end

Wage compliance, provident fund and employee state insurance remittance, labour registers, licence validity and safety documentation are maintained and made available for your inspection. In outsourced services the principal employer carries real exposure. We take that seriously because you carry it.

Bangalore city skyline — Nirvana Property Management's local coverage

The local advantage

One city.Complete coverage.

We operate across Bangalore and only Bangalore. That is a deliberate choice, and it changes what we can commit to.

Our supervisors cover sites that are minutes apart rather than hours. Relief staff can be redeployed the same morning when someone calls in sick, so your site is never short. Spare parts, consumables and equipment sit in one local store instead of a distant central warehouse. And our team knows the local labour market, the local vendor base and the local statutory landscape because they work in it every day.

Others offer reach. We offer response.

How we work

Our methodology.

Step 1

Assess

A site walk covering built area, asset inventory, current manpower, service gaps, compliance status and safety risk.

Step 2

Design

Scope definition, manpower deployment plan, shift structure, service frequency matrix, SLA and KPI framework, and a transparent cost build up.

Step 3

Mobilise

Recruitment and background verification, induction and site specific training, uniform and equipment issue, statutory registration, and handover from the outgoing provider.

Step 4

Operate

Daily checklists, planned preventive maintenance, helpdesk logging, consumable control, supervisory audits and incident management.

Step 5

Review

Monthly performance review against agreed KPIs, compliance documentation submission, cost analysis and continuous improvement actions.

Governance and quality

Governance is howwe hold the standard.

Service quality degrades quietly — it slips by small amounts over many months until a building no longer feels the way it did at handover. Our governance is how we make that outcome impossible: every standard measured, audited and reported.

  • KPIs and SLAs, defined and agreed upon

Set at contract stage, measured monthly, published in the review pack.

  • Supervisory audits, independent and scheduled

Run independently of the site team and scored against the site operating manual.

  • A helpdesk, logged and tracked

Every complaint recorded, assigned, timed and closed with confirmation on both sides.

  • An escalation matrix, named and agreed

Named people, named timeframes, from site supervisor to management, agreed before mobilisation.
